We are currently seeking an experienced Commercial Real Estate
Paralegal for our Fort Lauderdale Office. The ideal candidate will
have excellent computer skills, time management and working skills
in the areas of real estate law with the ability to work in a fast
paced and team-oriented environment. POSITION SUMMARY: The
commercial real estate paralegal collects, analyzes, organizes and
maintains factual information and documents in accordance with
correct legal practice and procedure. DUTIES/RESPONSIBILITIES: Must
be able to handle a moderate volume of residential and/or
commercial real estate closings (25-30) from contract to closing.
Ordering title, lien search, survey, estoppel letters, and zoning
(if applicable). Preparing preliminary CD/Closing Statement and
interacting with buyer's lender. Experience with communicating with
clients in resolving title, lien, estoppel, and survey issues, and
complete all processing duties for timely closings. Understand how
to calculate and calendar critical dates and proactively request
extensions. Prepare all documents for an organized and timely
closing. Responsible for balancing a closing statement and
incorporate lender funding. Perform E-recordings, title policies,
and delivery of relevant documents to all parties in a timely
fashion. Accountable for drafting commercial real estate documents
such as purchase and sales contracts, seller's documents including
deeds, bill of sales, affidavits, and company resolutions,
purchaser documents including promissory notes, mortgages, and
closing documents, loan documents for financial institutions
including notes, mortgages, assignment of leases, and closing
statements. Review of title, review of surveys, preparation of
title commitments and policies, estoppel letters, payoffs pre and
post-closing matters; order all appropriate lien searches and
review same. REQUIRED SKILLS/ABILITIES: Must understand "Defined
Terms" within a purchase and sales contract and have the ability to
prepare, calendar and monitor contract critical dates. Knowledge of
industry closing software is required, SoftPro is preferred but not
required. Must have an understanding of commercial leases, title
insurance and surveys, title exceptions, title commitments,
encroachments or violations, and expertise in ordering titles in
commercial transactions. Ability to process files from contract to
closing and post-closing. Ability to prepare a title commitment and
satisfy Schedule B-I title conditions and review Schedule B-II
title exceptions. Ability to interact with underwriter to remove
title exceptions when necessary. Ability to work with loan closing
specialists in preparing loan closing statements and completing
other requirements needed for loan closing. Any and all other
duties as may be required of the job. EDUCATION AND EXPERIENCE: The
commercial real estate paralegal shall possess an undergraduate
degree and have at least (5) five years experience working in the
real estate law section of a mid-size or large law firm. Equal
